Port Royale is a Andalucian-style complex in Tenerife. It is situated on a hillside overlooking Los Cristianos town and harbour. The complex has attractive and well maintained gardens in and around it.
The reason I bought an apartment in Port Royale as a holiday/second home was primarily the appeal of the Andalucian architecture, coupled with its quiet yet convenient location. Further enquiries led me to discover that the complex is one of the best managed, if not the best, in the whole of Los Cristianos.
The beautiful gardens are well managed by full-time gardeners to ensure they remain in peak condition. The whole complex is brushed clean every morning so that there is not a stray leaf about. There are also full-time maintenance men.
Many of the apartment owners are resident and mainly UK expats, making the atmosphere welcoming and friendly.
The complex is very popular yet quiet and relaxing. It has its own communal pool which is heated for 5 months of the year, from the end of October to the end of March - heating is no longer necessary after this time. During the winter months, the pool is heated to approximately 28°C. There is also a large sun terrace. Sunloungers and umbrellas are available at the poolside free of charge.
The complex has an Italian restaurant and takeaway on site and also has a launderette and car hire office. A well-stocked supermarket is only 200 yards away.
The complex is located adjacent to two large 4 star hotels which provide excellent evening entertainment programmes.
The beach and central Los Cristianos are both a 10 to 15 minute walk away. A good selection of bars, restaurants and supermarkets are within 5 to 10 minutes walk. There are several excellent golf courses only a short distance away.
There is a Night Security Guard on duty every night between 11.00pm and 07.00am the next morning.
The Reina Sofia airport (Tenerife South) is approximately 20 minutes drive from Los Cristianos. Taxis are plentiful and good value for money; the fare to the complex from the airport, or vice versa, is approximately 20 Euros. A taxi from Los Cristianos town to the complex, or vice versa, costs about 3 Euros.

The maintenance charge is currently 254 Euros payable each quarter, which is deducted by direct debit in January, April, July and October.
This pays for the general upkeep of the whole complex, including cleaning, reception, security, gardening and maintenance; this ensures that the whole complex is safe and kept in a pristine condition.
Apart from this, there are the costs of electricity used in the apartment. These bills are generally in the region of 40 Euros per month, if the apartment is occupied full time.
Like in the UK, there are also charges for the amount of water used, telephone and internet. There are no separate charges for television usage as the complex has a satellite dish which supplies each apartment with a range of UK and European channels, including some Sky channels.
Usually, the complex bank account is in credit by over half a million Euros, so if any major outlay was needed, for example retiling the swimming pool, there should be sufficient funds to cope with almost any foreseeable expense.
