Apartment 298, offered for sale at 99,500 Pounds Sterling or 110,000 Euros, is exceptional value for money. The Port Royale complex is probably the best run in Los Cristianos, and always in demand for both rental and purchase. The apartment has appreciated in value far more than inflation and safe investment returns.
The apartment was purchased in 2004 and has been mainly kept for exclusive use of the owner, generally during the winter months. Many items have been upgraded since the photos here, including a new sofa, TV, and washing machine.
Since purchase, a considerable amount of money has been spent on improvements: a new kitchen, tiling of patio, building of outside storage and fitting new patio doors / insect screens. An air conditioning unit has been purchased to help keep the apartment cooler in the summer months.

GREAT RENTAL POTENTIAL all year round, either as six months plus or as a Holiday Rental. Although Port Royale is a residential complex, it is perfectly legal to rent long term or as a Holiday Home, registered with the Tourist Board.
If of interest, I can let new owner(s) have this website, www.portroyale.co.uk, at nominal cost. This site achieves extremely high viewing figures (in excess of 100,000 in total), partly due to the domain name. As most visitors are seeking holiday accommodation, there is scope to use the site to market not only 298, but numerous apartments on the complex. The Port Royale complex does not have a website, so most traffic arrives here at portroyale.co.uk.
NB when I bought this apartment in 2004, there were four million holiday visitors to Tenerife. In 2015 this figure rose to over fifteen million, partly due to many holiday makers switching from North Africa, Egypt, Tunisia and Turkey. The planners and powers-that-be here wish the holiday market to move 'upmarket', so preference is given to luxury new builds, eg. four and five star hotels and expensive villas. The demand for holiday accommodation has increased much more rapidly than apartment availability. A new South Air Terminal is being planned to cope with the increasing demand for holidays here.
